3 things to pay attention to during a home inspection

Amid the excitement of finding a property that ticks all your boxes, it’s easy to overlook issues that could lead to major headaches down the road. 

That’s where the home inspection comes in; this is your chance to get a professional evaluation of the property’s condition. But with so many areas being checked, which areas should you pay closer attention to?

1. Foundation and structural integrity

The foundation is quite literally what the home is built on. Issues here can be incredibly costly and challenging to repair. During the inspection, take note of visible manifestations of foundation problems, such as: 

  • Cracks in the floors
  • Doors that don’t close properly
  • Visible gaps between walls and ceilings or floors

Structural issues don’t necessarily mean you should walk away, but they do mean you should consult a structural engineer for a detailed assessment and estimate for repairs. 

2. Roof condition and drainage

Your budget might not allow you to buy a home that requires an immediate roof replacement, so it’s important to understand the current roof’s condition clearly. Key signs of potential issues include:

  • Missing, curling or damaged shingles
  • Rusted or damaged flashing
  • Water stains on the ceilings or attic
  • Poor drainage or clogged gutters

Also, consider the roof’s ventilation system and how well it handles water runoff, especially if the area gets heavy rainfall. 

3. Electrical and plumbing systems

Outdated or faulty wiring and plumbing can pose serious hazards and lead to unexpected repair bills. During the inspection, try to make sure that the following are addressed: 

  • Proper grounding and up-to-code wiring
  • Functioning circuit breakers and outlets
  • Signs of water leaks, especially under sinks and around toilets
  • Water pressure and drainage speed
  • Water heater age and condition

Find out if you will need to invest in immediate upgrades before you can move into the property.
